Cubbi Service Fees (Assisted)
This article explains the service fees and optional extras available on Cubbiβs Assisted Management platform (not Full Management).
π° Cubbi Service Fee (on Rent Payments Only)
Cubbi charges a service fee each time rent is paid through the platform. This fee is a percentage of the current weekly rent amount, including GST, and is automatically deducted from the Ownerβs payout.
- The exact percentage varies based on the rent amount β as rent increases, the percentage may decrease due to the way the fee is calculated.

- This fee is only charged when rent is successfully paid via Cubbi.
π§ If you're on a legacy plan, your service fee structure may be different. Contact us if you're unsure which plan you're on.
Note:
- The service fee only applies to rent. If a tenant pays a non-rent invoice (e.g. water), the full amount goes to you β no service fee is deducted.
π ββοΈ Tenant Fees
Cubbi does not charge tenants any fees to rent a property through Cubbi. Cubbi does not charge any transaction fees to tenants.
βοΈ Optional Extras
These add-ons are entirely optional and help you advertise, screen, and manage tenants more efficiently.
π£ Advertising on Realestate.com.au & Domain β $199
- Promote your property on the major portals until leased or withdrawn.
- You can list for free on Cubbi only, but this upgrade gets you wider exposure.
π Premiere Listing Upgrade β $549
- Upgrade your listing to a Premiere ad on realestate.com.au for 30 days.
- This is the highest level of visibility available and can dramatically increase enquiries.
π§ Screening Package β $160
- Professional screening of unlimited applications to secure a new tenant (or until your listing is removed).
- Includes ID verification, income checks, tenancy databases, and rental history.
π Single Application Screening β $99
- Full screening of one application only.
- Same checks as the full package but used case-by-case.
β Tenant Checks β $29 each
- Tenants can check themselves, or owners can run a check on any applicant.
- Includes tenancy databases and rental history.
πͺ§ For Lease Sign β $149
- Professionally installed and removed.
- The sign is not yours to keep β it's part of a temporary campaign.
π Break Lease Management β $300 (usually reimbursed)
- Cubbi manages the entire break lease process.
- In most cases, this fee is fully reimbursed by the outgoing tenant as part of their lease obligations.
π₯ Change of Tenants β $229 (usually reimbursed)
- Covers updating the lease when one tenant leaves and another joins mid-tenancy.
- Includes a new agreement, ID checks, and tenant screening.
- This cost is typically reimbursed by the incoming/outgoing tenants.
πΉ Virtual Routine Inspection β $80
- A live video inspection with your tenant using their phone camera.
- Cubbi guides the inspection, then uploads a full report and video recording to your account.
To view your fee invoices in Cubbi:
- Go to Transactions
- Click on the transaction to expand it
- Click View Invoice
π§° Third-Party Services
Cubbi may refer you to external providers for services like:
- Entry/Exit or In-person Routine Inspections
- Landlord & Building Insurance
- Smoke Alarm Compliance
- Professional Photography
These are billed directly by the provider.
