How to end a tenancy in Cubbi
When you need to end a tenancy, you do it from your Cubbi dashboard. There are three paths, depending on your situation: you already know the end date, you need to give the tenant notice, or the tenant wants to break the lease.
Only owners can action this. If you're a tenant who needs to leave, let the owner know.
From your Cubbi dashboard, open the tenancy you want to end, click the more menu (the three dots) and choose End Tenancy. From the End Tenancy page, pick the option below that fits:
Option 1: I know the end date
Use this if notice has been given or received, or both parties have agreed in writing, and you just want to record the date in Cubbi.
You set the end date yourself in Cubbi:
- Click I know the end date
- Enter the end date and confirm formal notice has been given or received
- Review the balance to vacate
- Confirm
The tenancy is set to end on that date. You and your tenant get an email confirming the date, balance, and next steps.
If rent has been paid past the end date, Cubbi calculates the overpayment for you on the End Tenancy page and shows your options to refund the tenant. More on how this works: Refunding overpaid rent at the end of a tenancy.
You can edit or cancel the end date from the End Tenancy page while the tenancy is still active.
Option 2: I need to give the tenant notice
Use this if formal notice hasn't been given yet.
- Click I need to give the tenant notice
- Fill out the form
- We'll prepare the legal notice and guide you through giving it to the tenant. Turnaround is around 1 business day.
Once notice has been given, the tenancy is set to end in Cubbi.
Option 3: The tenant wants to break their lease
Use this when the tenant has asked to leave before the lease ends.
- Click The tenant wants to break their lease
- Fill out the form
- We'll prepare a break lease agreement for you and the tenant to sign
