How to stand out - ID, Income, Living History
Uploading Identification
When applying for a rental property, providing the required ID is what will help you stand out (exactly as asked for).
Most importantly it's providing an Australian Drivers Licence or a Passport. See all requirements and examples in the links below.
The next thing you'll want to do is complete a Tenant Check, one part of this check will link your driver's licence or passport numbers with Australian Government records (through Equifax) - this confirms the ID you have provided is true and correct, giving the Homeowner the confidence to approve your application.
Pro tip: One of the key characteristics of a great tenant is one who is willing and able to follow instructions.
Adding Income
When applying for a rental property you have to prove you can pay the rent. Providing accurate records increases your chances of getting approved.
Quick tips:
- Your total household income should be 3 times the rent. E.g. is the rent is $500 per week, your total household income (after tax) should be $1500 per week. This is the most important tip.
- Ensure the income you type into the application matches the evidence that you supply (eg the amount on your payslip that you upload matches the amount you enter into Cubbi)
- Enter all your income. Any money that comes into your bank account you should enter as an income source. Even payments from your parents, if they are regular or large one-off payments.
- If you're selling your house or recently sold, enter this as a 'Lump Sum' income source and make mention of it in the Cover Letter. You could provide a copy of the Contract for Sale as evidence if it's not in your bank yet.
- If you have a healthy bank balance, enter this as a 'Lump Sum' income source and upload a screenshot, preferably a bank statement showing the balance (but not all your transactions) that has your address on it. Also, make mention of this in your Cover Letter so it makes sense to the Manager and Homeowner.
- If you're in between jobs, but have a signed contract/employment agreement enter this as your current income source, upload the contract as proof of income and make mention of this in your Cover Letter.
Adding Living History
When applying for a rental property, you can use your living history to stand out by:
- Adding as many previous addresses as possible, mainly if the agent or landlord provides a reference. Tip: send them a personalised text or email to give them the heads up so they reply to any reference request.
- Provide the correct email and phone number, so it's quick and easy to verify your address.
- Showing that you paid rent on time. Upload evidence of your rent or mortgage payments in the proof of address section.
