Screening - pay on time rating

Cubbi has 3 main criteria for certifying an application:

• Pay rent on time
• Look after the property
• Be easy to deal with

This article refers to the first point, the likelihood that prospective renters will pay the rent on time in accordance with our zero late rent policy.

Based on how confident we are we will provide one of the five ratings.

To determine this we have to look at a number of factors, most importantly;

• Ability to afford rent (e.g. Income vs rent ratio)
• Income stability
• Integrity to pay rent (especially when renters are forced to prioritise)
• Past history (paid rent on time previously?)
• Employment references
• Budget strains (e.g. % increase from current rent to new rent)
• Cash in bank (if supplied)
• Business (e.g. if self-employed)
