Tenant Safety Profile

It's like a personality quiz but for renters, it helps owners understand the likelihood an applicant will look after the property and be easy to deal with.


What is it all about?

A score that is calculated based on a combination of Care and Accommodation. The Profile has been designed by Organisational Psychologists to objectively measure whether a person is likely to cause damage to a property, meet financial commitments on time, care for and maintain the property, and work collaboratively with others when issues arise. It's important to note that the profile should be used as just one data point, one indicator to help determine if a renter will pay the rent on time, look after the property and be easy to deal with (in summary a good tenant for your property). As an example, another very important data point or industry benchmark is the verified household income should be 3 times the rent.

What are the questions?

Each question that inform the Tenant Safety Profiles asks applicants to choose between two options that may or may not describe them. For example, applicants must choose whether they see themselves as somebody who is helpful and unselfish with others, or does a thorough job. In this case, both choices are positive traits, but one is related with how likely an applicant is to care for the property, and the other is related to how accommodating they will be when issues arise.

When do renters complete the questionnaire?

When you Shortlist an application for Professional Tenant Screening your applicants will automatically receive an invitation to complete the questionare.

It's important to note that we do not force renters to complete the tenant preferences questionnaire to maintain the quality of the reports and as generally being against our ethos for tenant rights. By making it optional for renters, it creates a level of freedom, safety, and agency.

We highly recommend you do not just pick the tenant with the highest safety profile rating, instead use it as just one data point to build a full picture of an application. As part of our Professional Tenant Screening service, we will take this score into considerations as well as 79 other data points and interpret all the information for you to provide you with a recommendation if you should rent to them or not.
