For example, if you have a Certified Renter classed as 'likely' to be a great tenant for your property, and the property is managed on the Cubbi platform, the Good Tenant Guarantee is valid for 24 months. However, let's say your tenant was Cubbi Certified but you decided to not continue with the ongoing management platform after the professional screening, the Good Tenant Guarantee would only be valid for 6 months (this is because the risk is greater when not managed on the platform).

Good Tenant Guarantee

If for whatever reason, you’re not happy with your tenant, we’ll screen the next one for free.

Expiry date: The guarantee is valid for a period of time in relation to the product or service as per the above table. For example, the Good Tenant Guarantee is valid for 24 months while the property is managed on the ongoing management platform.

The valid period starts from the day the application is certified (not the lease start date). 

To claim the Good Tenant Guarantee you must email hello@cubbi.com.au prior to the expiry date and the application must be shortlisted for screening within 45 days following your claim.  

You will receive is same screening package you paid for. For example, if you got the special deal - the Guarantee Certifed Renter screening package you will get that again at no cost.

This guarantee is void if the owner has breached the Tenancy Agreement or Residential Tenancy Act at any time during the tenancy. This will be at the determination of Cubbi which will be based on facts provided by the owner and tenant.

Eviction Guarantee

Receive up to $1000 Cubbi Credit if you evict a Certified Renter for any breach of lease.

  • Upto $1,000 Cubbi Credit is only available to Cubbi owners who have a Certified Renter who was classified as 'Highly Likely' to be a good tenant for your property, and tenancy is on the Ongoing management platform (2%) from the start of the tenancy to the end of the tenancy (when the tenant moved out).
  • Upto $500 Cubbi Credit is only available to Cubbi owners who have a Certified Renter who was classified as 'Likely' to be a good tenant for your property, and tenancy is on the Ongoing management platform (2%) from the start of the tenancy to the end of the tenancy (when the tenant moved out).

Expiry date: The guarantee expires 24 months from the day the application was Cubbi Certified.

To claim the Eviction Guarantee the termination notice (for a breach of lease) must be sent through Cubbi to the tenant on the management platform prior to the expiry date.

When a breach occurs, and the owner has received a formal breach notification, the owner must take action to request a breach or termination notice be sent to the tenant as soon as possible within the confines of the Residential Tenancy Act. The purpose of this clause is to reduce your risk as much as possible. For clarity, if your property was in Victoria and the renter was 14 days behind in rent when a termination notice can be sent for rent arrears, if you waited until the tenant was 20 days behind in rent to request the notice to be sent, this would be in breach of this clause because you have not minimised your risk by sending a termination notice asap.

This guarantee is void if the owner has breached their Tenancy Agreement or the Residential Tenancy Act at any time during the tenancy. This will be at the determination of Cubbi which will be based on facts provided by the owner and tenant.

You will receive the Cubbi Credit when the tenant is evicted and has moved out of the property (given up possession of the property). 

You can spend the Cubbi Credit on any Cubbi products or services within 2 years of the claim, on any property within your Cubbi account.

The Cubbi Credit is not exchangeable for cash.
