Only available for properties in VIC, NSW, WA, and QLD that were leased on or after 14 Feb 2025 with a Certified Renter. The property must also be on the Assisted Plus plan.


Evictions Are Rare, But You Still Need a Plan

You can do everything right, but there’s still about a 1% chance you’ll need to evict a tenant due to a serious lease breach—most commonly non-payment of rent.

The problem? Eviction is a legal process that must be followed to the letter. Get one step wrong, and the tribunal can reject your case, forcing you to start over. It's stressful, time-consuming, and no one wants to deal with a tribunal hearing.

That’s why we created the Done-For-You Eviction Guarantee.


Prevention is Better Than Cure

Even with Cubbi handling the eviction process for you, the goal is to avoid needing it in the first place. In property management, the best defence is a good offence—being proactive and following Cubbi's prompts is the key to success.


Eligibility for the Done-For-You Eviction Guarantee

This guarantee is only available for Certified Tenants and requires you to meet these conditions:

  • Your property must be on the Assisted Plus plan from the start to the end of the tenancy (when your renters move in).
  • The tenant must be Certified. As part of our Professional Screening, we recommend the best renters for your property. The screening must be completed before you approve the tenant.
  • All leases must be signed through Cubbi, with the first lease being at least 11 months.
    • If you're moving an existing tenant into Cubbi or switching from an agent, this guarantee won’t apply. The tenancy must start with Cubbi.
  • All rent increases must be processed through Cubbi.
  • The property must be well-maintained, with:
    • All maintenance requests actioned within three weeks OR
    • A tradesperson booked within 10 days of the request. (as a guide)
  • The ingoing condition report must be completed in Cubbi before the tenant moves in.
  • The property must be clean when the tenant moves in.
  • You must not breach any terms of the lease or the Residential Tenancy Act.
  • You must hold landlord insurance (not just building insurance) for the entire tenancy.
  • The property must be a residential home in a metropolitan area or regional centre of VIC, NSW, WA, or QLD.

How to Activate the Done-For-You Eviction Guarantee

When Can You Use This Guarantee?

You can activate this guarantee if:

  • Your tenant is between 14 and 21 days behind on rent, or
  • They have seriously breached the lease (with evidence)

FAQs

Do I need to sign anything?

Yes, you’ll need to sign an authority form allowing Cubbi to act on your behalf for eviction-related tasks. This includes serving notices, communicating with tenants, applying to tribunal and attending tribunal hearings for you.

Does Cubbi have someone local to my property?

In some areas, yes. If not, we can manage the eviction remotely or subcontract a local property manager to handle it. Either way, we're on top of it.

Does this include the final inspection after the tenant moves out?

No, this guarantee only covers the eviction process. Once the tenant hands back the keys, our role in this guarantee is complete.

Does Cubbi take over full property management?

No, we only handle the eviction process. You’re still responsible for maintenance and general tenant communication.

Will Cubbi handle my landlord insurance claim?

No, because the policy is in your name, you must lodge the claim. We’ll help guide you and can speak with your insurance provider if needed, but we can’t manage the entire claim for you.

Can I access this service on the Assisted Essentials plan?

No, this guarantee is only available on the Assisted Plus plan.

What if I transfer from an agent to Cubbi during the tenancy?

You won’t be covered. The property must be on the Assisted Plus plan from the start of the tenancy, with the tenant Cubbi Certified.

What if I start on Assisted Plus plan but switch to the Assisted Essentials plan half way through the tenancy?

You won’t be covered. The property must remain on the Assisted Plus plan for the entire tenancy.

Will this cost me anything?

Rarely. Cubbi covers up to 10 billable hours or $3,000 in eviction costs. If the process exceeds this, you’ll only need to pay the difference.

For example, if costs total $4,000, you’ll only pay $1,000. This is highly unlikely, and we’ll notify you in advance if appears possible.


What Types of Breaches Are Covered?

  • Non-payment of rent – Tenant is between 14 and 21 days behind.
  • Intentional or serious property damage – Examples include broken windows or holes in walls (photo evidence required).
  • Illegal use of the property – Activities such as drug production or running an illegal business.
  • Endangering neighbours or the property – Includes violent behaviour or creating fire hazards.
  • Consistent disruption to neighbours – Ongoing excessive noise or harassment, often requiring evidence like police reports or multiple complaints.
  • Failure to maintain the property – Examples include hoarding or pest infestations due to neglect.
  • Breach of health and safety laws – Creating unsafe living conditions.

In most cases, a breach notice is sent first to formally notify the tenant and outline what needs to be fixed. Laws vary by state, so use this as a general guide.


What if the tenant is more than 21 days late?

This rule ensures swift action. Delaying the process goes against our Zero Late Rent policy, and smart renters may take advantage of that.


What Is a Regional Centre?

A regional centre is a large town or small city that serves as a hub for essential services like hospitals, courts, and infrastructure.

Examples in Australia include:

  • Victoria – Ballarat, Geelong, Bendigo
  • Queensland – Toowoomba, Mackay

These areas are more developed than rural locations but are not classified as major capital cities.
